The apartment AND the building
When you buy an apartment, you also buy a share of the building. If the roof leaks, the lift needs replacing, or the facade needs renovation — these are costs you'll share with other co-owners. Our architect inspects the visible common areas to alert you to potential upcoming works.
We also analyse available co-ownership documents: meeting minutes, reserve funds, planned or voted works. It's often in these documents that the most revealing information about the co-ownership's financial health is hidden.
Apartment-specific watchpoints
Sound insulation between units, ventilation (often inadequate in apartments), window and balcony condition, electrical compliance, moisture traces in bathrooms — all points we check with particular attention.
For older buildings in Luxembourg, our architect is also vigilant about potential asbestos, lead paint, and gas installation compliance.
